One 22 One
ONE 22 ONE is a landmark Class A office tower serving as a gateway between Downtown Nashville, Midtown, and The Gulch. The project includes hundreds of thousands of square feet of office space with ground-level retail and structured parking, delivered through a highly coordinated planning and entitlement process under Metro Nashville’s Downtown Code and Bonus Height Program.
From an owner’s representation and construction management perspective, the tower represents a complex development environment requiring detailed coordination across entitlement approvals, design compliance, construction logistics, and long-term operational considerations. Tenant improvements within the building demand disciplined alignment among ownership, design teams, contractors, and city reviewers to maintain schedule certainty and uphold performance standards.
Calvetti Ferguson
Calvetti Ferguson’s Nashville office occupies more than 15,000 square feet on the 20th floor of ONE 22 ONE and includes approximately 60 offices and workstations, multiple conference rooms, a training room, and specialty hospitality space. The project involved a full high-rise tenant improvement, balancing functionality, brand expression, and flexibility within a premier downtown office tower.
From a construction management perspective, delivery required close coordination with building ownership, vertical transportation logistics, inspections, and phased installation of interior finishes, technology, and millwork. Working directly with contractor DeAngelis Diamond, the project also demanded alignment between landlord criteria and tenant design intent to ensure seamless integration within a complex, occupied high-rise environment.
Parke West
Parke West is a large-scale mixed-use development near West End and I-440, featuring a high-rise residential tower with luxury units, multi-level underground parking, ground-level retail, and extensive resident amenities. The project required substantial early planning, including site due diligence, excavation and rock removal, and coordination of below-grade parking within a dense urban context.
A key component of the project involved rezoning and entitlement coordination, including engagement with city agencies and the surrounding community to establish the appropriate scale and program for the site. From a construction management standpoint, working directly with construction manager, Hoar Construction, and architect, Gresham Smith, Parke West required careful integration of entitlement strategy, site logistics, permitting, and phased construction planning to manage risk, protect budget, and deliver a complex mixed-use project in a constrained urban environment.
Aprio
Aprio’s Nashville office is located within ONE 22 ONE, a Class A office tower positioned at the gateway between Downtown and The Gulch. The establishment of a professional services office in a high-rise environment required careful planning around space programming, conference and collaboration areas, technology integration, and finish selections aligned with Aprio’s client-facing brand and workplace standards. Work was coordinated to comply with base-building requirements while supporting day-to-day operational needs.
The downtown location required coordination with Metro Nashville processes and building management to ensure inspections, access, and approvals were executed efficiently. Delivering space within a high-rise tower environment necessitated detailed scheduling, stakeholder alignment, and disciplined execution to maintain schedule certainty and minimize disruption within an active building.
First Bank
FirstBank’s headquarters buildout at ONE 22 ONE consisted of a large first-generation tenant improvement within the downtown tower. The space was designed to support executive offices, a mission-critical trading floor, collaboration and meeting areas, and high-end interior finishes, including a monumental stair and specialty millwork and acoustical elements. Employee amenities such as a catering kitchen and lounge were also incorporated.
Execution required rigorous coordination across architectural design, base-building systems, and municipal inspections to ensure compliance with downtown requirements. Particular attention was paid to integrating high-reliability power, data, acoustics, and security infrastructure within the high-rise environment, supporting both operational needs and long-term flexibility.
